problem with delete task

HI,
   I am using the following task to delete directories inside
c:\CVS1\builder...it should ideally delete all the directories inside
"c:\CVS1\builder" and all the files too.
But what finally ends up happening is that all the directories remain intact
and all files are deleted because the CVS directory with allits files does
not get deleted.
All the files are NOT read only ..and the security permissions shjo that
they are allowing EVERYONE full control/access.
