I was able to reproduce Issue 2 with Hbase 1.0.3 too, well its not as frequent as i was able to reproduce it with Hbase 1.0.2. Also one more thing i was able to note was that i was able to reproduce when {{hbase.zookeeper.property.dataDir}} was not configured i.e. when zookeeper's datadir is in */tmp/hbase-<user>*.
Well if anything more is required will be ready to share
