Emerging Opportunities in Over 50s Housing

Almost all large companies have been affected by the credit crunch, business downturn and market paralysis.

But just because large builders are caught up in slowing sales, product resistance, slumping house prices, valuation wobbles, shareholder loss of confidence, doubts over management skills in choppy markets, narrowing margins, rising construction costs, no significant investment appetite, bank lending freezes, declining asset class, inadequate returns for risk, lack of management skill depth and growing self doubt does not mean all business has ceased.

This is the time for the fleet footed, nimble and agile. Dozens of highly profitable sub markets are emerging and any company not hide bound by yesterday's thinking has a unique opportunity to grow.

There are solutions and they will be available to anyone who cares to take the time to listen, ask questions and get the answers.

To carry on with yesterday's practices is folly.

There are answers and we have many of them. Take a step to prosperity renewal.

5 spots remain at each venue. Book by Friday 7 November 2008 to secure one of the remaining seats at $673.

This may be the most valuable day you undertake in the next 12 months - its up to you.

This is a verbatim email quote from an attendee at last week's Over 50s Housing Trends Seminar;

"I am usually skeptical about seminars as I often find that I don't learn much that is new or different, but if I attend with the attitude of taking home a few new thoughts, that the day would not be entirely wasted. But in your seminar yesterday, I was blown away with the amount of information which we easily covered in such a very short time and the relevancy of it to all aspects of the housing and development industry. In addition, it was also interesting to meet the other participants from all sectors of the industry, who had very interesting questions and comments; and thus, I also made some new contacts.

Thanks for making it a great day! I'll Keep in touch."

 - Ken

There has only been one source of reliable, honest, no nonsense, on the money information on housing trends / housing demands for the over 50s in the past 10 years.

This one day seminar is gold. This seminar is without peer in terms of accurate forecasting in retirement housing / nursing home trends. It has a track record no one can come close to.

Look who has benefited from trends predicted and analyzed up to 10 years ago

The evolution of the rental only model
Now being pursued by over 126 operators, REIT's and private equity investors.

The linking of education to retirement communities / CCRC's
Now being integrated by Graystone / Sunrise in Michigan Avenue in Chicago

The creation of a second home option for non retirees
The first man to respond to the no retirement / buy a second home on the water within 2 hours of primary home and split the working week into a 4 /3 night option was Clinton Casey.
His hotel / retiree apartments on the beach is an outstanding development.

The trend canvassed 6 years ago of how the trailer / camping park would emerge as a highly profitable seniors housing model / 4 sources of revenue
Now being developed by Aspen and Lifestyle Communities

Lend Lease has announced it will integrate seniors housing into all forms of housing (master planned estates to apartments) on a worldwide basis / first world company.

The advent of hotels in the care / health sector was dissected ten years ago.
Today Hyatt, Hilton and Lyall hotels have taken a slice of our industry's 'natural constituency'.
(The Hyatt / Hilton are even in the new baby market.)

The need for alternative financing methods was first run as a topic nine years ago.
Strata-title and mixed finance methods are now becoming common place.

The growth in boomers seeking new experiences
Dell Webb / Toll warned about slippage of housing starts to Mexico, UK, Central America, India and South East Asia.

The growth of concierge services
Allen Meyer has now started Mansion Living out of Florida

How the experiental nursing home design would emerge
And been produced for the first time by an architectural attendee

How home care would evolve from fresh thinking and not a health imperative
Two attendees are now developing national service oriented brand names

How one attendee was inspired to build a 51 storey tower with over 50s occupying 17 floors (Kevin Linfoot)

How a Canadian attendee rethought numbers of bedrooms, sizing and amenity inclusions to make a success of a lakefront location in a town of 120,000

How to develop / Self Funding Communities for elderly parents with a disabled child
This plan is now in financial analysis stage with a non-profit group in Baltimore

The Apartment for Life concept
Introduced the European concept of the Apartment for Life whereby all needs are delivered to existing apartment (Humanitas)

The Recrafting of Urban / Down town areas
We preached lofts in city cores would appeal to over 60s wanting to connect with their city roots, and appeal because lofts allowed over 60s to express themselves in second half of their lives (Artisan in Phoenix became an outstanding success)

Trend to Seeding Communities to Self- grow
We organized retiring clergy to be housed as a 'Core Quadrangle' in a proposed retirement community of 1500.
The Oxford Cloisters set-up with its walking quadrangle, chapels and clergy provided a spiritual draw card that drew a full house in less than 12 months
